Gerald Zimmerman, Chairman <br />Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Blvd. N.~. <br />Ramsey, ]fN 55303 <br /> <br />Re: Holiday Station Site Review <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the proposed site plan for the Holiday station at <br />the corner of U.S. Highway 10 and County Road No. 56 (Ramsey Blvd.) <br />and offer the following comments: <br /> <br />our primary concerns are the potential traffic and safety <br />problems associated with a high volume business at this <br />location. The applicant should submit projected daily and peak <br />hour traffic volumes to more adequately assess potential <br />problems. <br /> <br />The driveway off Highway !0 should be restricted to an entry <br />only since right turns back onto H%5~. !0 would be into cr <br />across the right turn lane for Ramsey Blvd. We have not yet <br />received a review letter from ~n/DOT on this project. Thus, <br />entry and exist should be re-evaluated pending their comments. <br /> <br />A letter from the County E~gineer's office Ks attached. Our <br />concern is tkat adequate stacking capability is provide~ with <br />e>:its back onto Highway 10. The proposed location cf the drive <br />on Co. 56 appears to be about the best compromise a!io%:ing fcr <br />stacking at the stop!i~hts (5 cars) and at the railroad tracks <br />(about 7 cars). <br /> <br />The discussion at the joint P&Z/EDC meeting on September 29 <br />indicated the most acceptable concept for a service rcad <br />paralleling the railroad tracks was to !oop back to Highway !0 <br />rather than exiting to Co. 56 directly adjacent to the track. <br />Under such a concept, the frontage road would intersect Hwy. !0 <br />at least 300' east of 56.
