Mr. Gerald Zimmerman
Page 2
September 30, 1988

B-1 Business District Zoning specifies a setback of 35 feet for
the rear yard. In this case with Highway 10 frontage, the
applicant contends that the area behind the building should be
viewed as a sideyard (setback would be 20'). The site plan
shows a setback of 12 feet from the east side of the lot. The
setback would need to be corrected or a variance would have to
be granted.

city Code 170.D15F requires the finished lot grade elevation of
all buildings to be a minimum of 18 inches above the centerline
grade of the adjacent public roadway. The grading plan
indicates a slab elevation of 865.

The applicant's estimated water usage appears to be excessive
and should be re-evaluated for design of the septic system (see
attached letter).

Particular attention needs to be given to stormwater runoff and
holding~o_ ~ ~ this property. A drainage easement may be required
dependent on submittal of final grading plans.

The building information and preliminary plans appear to be
consistent with the intent of city Ordinances. The applicant
will require a CUP for the proposed advertising sign.

10. No soil borings or perc tests have been conducted as yet. The
applicant has indicated that final plans would be submitted
contingent upon City approvals. All final plans must be
certified by an architect or engineer. The applicant has
indicated that, if approved, he intends to start construction
ne>:t spring.

Recommendation:

~.~e ~ecommend tabling action on this item unti~ such time
traffic concerns and site drainage have been sufficiently
addressed.

Sincerely,

ANDERSON ASSOCIATES, INC.

l~fer~nd Otto
/~!c
r~!e: ~%2:~5-67
