CITY OF RAMSEY PROPOSED DEVELOPMENT AGREEMENT HOLIDAY COMPANIES RAMSEY, MINNESOTA On , site plan approval was granted by the City of Ramsey to Holiday Companies to construct 4,050 square foot service stations on the property at Highway 10 N.W., which property is legally described as follows: Beginning at the intersection of the West line thereof with the Southerly line of the right-of-way of the Burlington Northern Railroad Company (formerly Great Northern Railway); thence south along said West line thereof to its intersection with the Northerly line of the right-of-way of U.S. Highway No. 10 according to Inst. ~541042 files of the Anoka County Recorder; thence southeasterly along said Northerly line of the highway right-of-way a distance of 299.65 feet; thence north in a straight line to a point on said Southerly line of the railroad right-of-way a distance of 397.57 feet southeasterly of the point of beginning, as measured along said railroad right-of-way; thence northwesterly along said railroad right-of-way a distance of 297.57 feet to said Point of Beginning. EXCEPTING therefrom Parcel 1 of ANOKA COUNTY HIGHWAY RIGHT-OF-WAY PLAT NO. 16, according to the plat thereof on file and of record in said office of the Anoka County Recorder. This approval is issued pursuant to Section 170.017L of the Ramsey city Code. The conditions of this approval are as follows: The structure shall be constructed as shown on certified plans submitted to and approved by the Building Official. No construction shall commence prior to the issuance of a building permit by the Building Official. The structure shall be treated with appropriate materials as specified in Section 170.017L of the Ramsey City Code and as submitted with the site plan application. 3. Ail disturbed areas shall be restored with sod or seed. The Holiday Station shall comply with the requirements of the State Fire Code, MPCA regulations and all other applicable state, county and local codes or regulations. o Site grading, drainage and landscaping shall be subject to the approval of the city Engineer. Final plans, as required by Section 170.017L of the City code, shall be submitted to the City Engineer and shall be approved pricr to commencing work.
