The applicant shall apply for and secure conditional use <br />permits and variances as required based on his site plan <br />submittals. <br /> <br />Driveways, locations, size and use shall be subject to <br />recommendations and restrictions which may be required by <br />Mn/DOT, Anoka County and the City Engineer. <br /> <br />To insure that the site is developed in accordance with the <br />approved plans and specifications, the applicant shall <br />provide a cash escrow, certificate of deposit, letter of <br />credit or performance bond in an amount which equals 150% of <br />the estimated cost of the improvements as estimated by the <br />City Engineer. <br /> <br />Ail costs incurred by the city in the review of this project <br />shall be paid by the applicant. <br /> <br />10. That a 60' easement for road right-of-way, drainage and <br /> utilities be dedicated to the City which abutts and parallels <br /> the Burlington Northern Railroad Right-of-Way for the entire <br /> width of the parcel. <br /> <br />11. The applicant agrees to permit the City to enter the site and <br /> complete any City required improvements which the applicant <br /> fails to complete. <br /> <br />12.
