That the subject property is located in the R-iR Residential District <br />and is approximately 5 acres in size. <br /> <br />5. That the Applicant is requesting a conditional use permit to operate an <br /> auto and lawnmower repair business fr~m the garage on the property. <br /> <br />That Section 170.01 of the City Code does not permit repair shops in <br />thf-lR Residential District. <br />Th the adjacent properties are zoned R-IR Residential. <br /> <br />That the Applicant has stated that he has been operating the business <br />on the subject property for 18 years. <br /> <br />That the City has requested that the Applicant initiate <br />conditional use permit to operate the business at 16208 Coquina Street. <br /> <br />10. That the proposed use will not be unduly dangerous to persons residing <br /> or working in the vicinity of the proposed use. <br /> <br /> 12.
