That the subject property is located in the R-iR Residential District and is approximately 5 acres in size. 5. That the Applicant is requesting a conditional use permit to operate an auto and lawnmower repair business fr~m the garage on the property. That Section 170.01 of the City Code does not permit repair shops in thf-lR Residential District. Th the adjacent properties are zoned R-IR Residential. That the Applicant has stated that he has been operating the business on the subject property for 18 years. That the City has requested that the Applicant initiate conditional use permit to operate the business at 16208 Coquina Street. 10. That the proposed use will not increase traffic to and from the subject site. 11. That the proposed use will not be unduly dangerous to persons residing or working in the vicinity of the proposed use. 12. That the proposed use will not substantially adversely impair the use, enjoyment or market value of,~y surrounding property· That the proposed use will be harmonious with the specific objectives of the Comprehensive Plan. That the proposed use will not change the essential character of the ~rea. That the proposed use will not be hazardous or disturbing to e;.'isting ~e neighboring uses. 16.
