- 3-

9. Page 2o°~ Sub. Par. E.
\,'e note 3 living rooms and 600 sq. ft. per floor. We question whether
this ap[~lies to Senior Citizen Housing which generally comes in something
under: 600 sq. ft. If not we believe an exception should be made for the
Sc. nior Citizen Housing where you have either studio or t bedzl~om units,
This is the recon~nendation of HUD and of the State Housing Finance /~gency.

1~. i~age 4.3, Sub. Par. 10.2- Zoning Certificates.
Sub. Par. (A) bZe would think that the Zoning Certificate would not be
required for the occupancy or use of any vacant land that is a Use such
as Agriculture or a use which in no way alters the land or causes ex~
cavation or construction thereon and therefore we think that this
paragraph should be limited because it would require Farmers to have
a zoning certificate or Gardners to have a zoning certificate and we
think this would be going a little bit too far.

Other than that we have one general comment to make and that is with reference
· to the UB District dm~m in the area of H%U. #5 and 47. We are making inquiry as to
whether: or not those who have drawn up the proposed Urban Planning District have
examined the nature of the land in the area to determine its water table and to
determine ~,fimther or not such development would be economically feasible because
of the type of land. ~,~e also think there is some question as to whether or not
this U]~ District is located too close to ;moka to really create significant develop-
ment. )~ you kno~,~ in the past we have urged that kind of development for the
location at 153rd Ave., Hwy. 5 and 47 at the land formerly owned by Holasek now
o~.,med by Dr. 1-~arx on which there is an ~ agreement between ?,oyaI Esquire ~'Aealty,
Inc. and l, Iartin Gotham. '~fe ask you to review this again from that standpoint,

As of this~.;~.'-'~'t~,z~_,~ it appears that we could not be present at the meeting but if
there is some way that we can be we shall be.

Than~ you for your courtsey in advance in reviewing our suggestions.

oznce.,.ely yours,

,,.
