4.5 <br /> <br />4.6 <br /> <br />4.7 <br /> <br />HOME OCCUPATIONS: Any home occupation such as art studios, <br />dress making, teaching or the professional office of a <br />physician, dentist, la~.yer, engineer', architect, accountant, <br />beauty shop, T.V. repairman or salesman, shall be permitted <br />as an accessory use if it complies with the requirements of <br />this section. <br /> <br />(A) The home occupation shall be carried on by a member <br />of the family residing in the dwelling unit with not <br />more than one employee who is not part of the family. <br /> <br />(B) The home occupation shall be carried on ~holly <br />within the principal structure. <br /> <br />(C)~ Exterior displays or signs other than those permitted <br />by 'the City's Sign Ordinance, exterior storage of materials <br />and exterior indication of the home occupation or <br />variation from the residential character of the principal <br />structure shall not be permitted. <br /> <br />(D) Objectionable noise, vibration, smoke, dust, electrical <br />disturbance, odors, heat, or glare shall not be produced <br /> <br />(B) The home occupation shall not create excessive <br />automobile traffic within the neighborhood. Off street <br />parking may be a requirement if so determined by the <br />Planning Commission and City Council as a result of the <br />conditional use permit process. <br /> <br />(F) The person desiring to carry on the home occupation <br />shall make application for and obtain a conditional use <br />permit from the City. The conditional use permit· <br />application shall be processed in accordance with the <br />procedures of Section 6 of this Ordinance. <br /> <br />MOBILE HOMES: Mobile homes shall be permitted only in mobile <br />home parks which meet the requirements of the Mobile Home <br />Ordinance. <br /> <br />PLANNED UNIT DEVELOPMENT: To help encourage a more creative <br />approach to the use of land, 'departures from this Zoning Ordinance <br />may be granted by the .City Council in Planned Unit Development <br />Districts designated on the official Zoning Map. Permission to <br />develop specific parcels of land under the provisions which follow <br />shall be binding on all construction. Any proposed change in t~e <br />development plan after approval by the City Council shall be <br />resubmitted for consideration. The land use, minimum lot area, <br />yard, height and accdssory uses determined by the planned unit <br />development requirements shall prevail over conflicting <br />requirements listed elsewhere within this zoning ordinance or <br />in the City of Ramsey Subdivision Ordinance. <br /> <br />(A) Preliminary Development Plan Procedure: An applicant <br />for a planned unit development shall submit a preliminary <br />development plan to the zoning officer with a written <br />statement and a certified check or money order, in an <br />amount to cover all the costs incurred in checking and <br />processing such plans. <br /> <br />-12 <br /> <br /> <br />
