5.9 (A) ADDITIONAL REQUIREMENTS FOR "U" DISTRICTS <br /> <br />In the UR, UER, UB and U~-IB districts: All buildings <br />including accessory buildings, together, shall <br />cover not more than thirty-five (35) per cent of <br />the area of the lot; except that structures placed <br />independently of any other existing building and <br />used for the express purpose of a patio or outdoor <br />living room shall not be included as part of said <br />thirty-five (35) per cent. <br /> <br /> Front Set-Backs prevailing: Where adjoining structures <br /> existing at the time of adoption of this Ordinance <br />~have a different set-back from that required, the <br /> front set-back of a new structure shall conform to <br /> the prevailing set-back in the immediate vicinity. <br /> The zoning officer shall determine the necessary <br /> front ~yard set-back in such cases. In no case <br /> shall a building be required to set-back more than <br /> sixty (60) feet, except where a business district <br /> is adjacent to a residential district. <br /> <br />Side and Rear Set-Backs - party walls: Buildings may <br />be excluded from side and rear set-back requirements <br />if party walls are used and if the adjacent buildings <br />are constructed as an integral structure. <br /> <br />Set-Backs Adjacent to Residential Areas: Where a <br />retail business district is adjacent to or across the <br />street from a resi~dential district, the minimum <br />building set-back from the lot line and street <br />facing the residential district shall be thirty- <br />five (35) feet. <br /> <br />Set-Backs along Thor°Ugh~fares: Along streets ~hich <br />are main thoroughfares or designated in the. county's <br />Thoroughfare Plan, the minimum set-back for all <br />buildings and structures shall be 110 feet from the <br />center line of the street or fifty (50) feet from the <br />right-of-way line, ~hichever is the greater set- <br />back, except where a service road exists in which <br />case there shall be a 3S-foot set-back. <br /> <br />Height Regulations: No structure shall exceed 35 feet <br />in height above average ground level unless approved <br />by the zoning officer. The zoning officer may <br />authorize a .variance to the height regulations in <br />any district if: <br /> <br />Ail front, side, and rear yard depths of <br />buildings are increased one foot for each <br />additional foot of height; or <br /> <br />-26- <br /> <br /> <br />
