The City Council granted final site <br />plan approval of the Coborn's store under the current conditional use permit allows a building <br />size of 63,000 square feet. The applicants have indicated the potential for the Coborn's store to <br />expand to 70,000 square feet in the future. Increasing the ultimate size of the building from <br />63,000 square feet to 70,000 square feet requires an amendment to the conditional use permit <br />issued in July. The Planning Commission and staff recommend approval of the amended <br />conditional use permit to allow for a building larger then 35,000 square feet in the TC-2 Zoning <br />District. <br /> <br />Councilmember Kurak asked how the larger building affects the parking requirements. <br /> <br />Community Development Director Frolik replied the applicant still meets the parking <br />requirements. The reason they are making this building bigger is to take the liquor store and put <br />it in the Cobom's facility. <br /> <br />Councihnember Elvig commented a liquor license would be needed to have the liquor store <br />inside o£ Coborn's. He questioned if they are putting the cart before the horse. <br /> <br />Community Development Director Frolik replied the applicant's intent is to put the liquor store <br />there; it is not an obligation if they do not get the liquor license. This amendment just sets the <br />cap on the size of the building. <br /> <br />Councihnember Elvig stated he would recommend the applicant come forward and find out if a <br />liquor license will be approved for that structure before they build that site. <br /> <br />Motion by Councilmember Cook, seconded by Councilmember Kurak, to adopt Resolution #04- <br />11-355 adopting Findings of Fact #0709 relating to Ramdance LLC's request for an amended <br />Conditional Use Permit to construct a building larger than 35,000 square feet in the TC-2 Zoning <br />District. <br /> <br />City Council/November 23, 2004 <br /> Page 9 of 17 <br /> <br /> <br />
