PLATTING PROCEDURE <br /> <br />l) Pre-application Meeting - The petitioner shall meet with <br /> City staff to discuss his proposal and City requirements. <br /> <br />2) Complete application form provided. <br /> <br />3) Sketch Plan Approval <br /> <br />a) The subdivider shall submit a sketch plan of the area <br /> to be subdivided. <br /> <br />b) <br /> <br />The subdivider shall file five (5) copies of the sketch <br />plan with the zoning officer at least twenty-one (21) <br />calendar days before the next regular monthly meeting <br />of the Planning Commission for staff review. <br /> <br />c) At the time of submission of the sketch plan, the sub- <br /> divider shall pay a fee as determined from time to time <br /> by City Council resolution. The subdivider shall also <br /> deposit Five Hundred Dollars ($500.00) with the City at <br /> the time of submission of the sketch plan, which shall <br /> be used to defray expenses incurred by the City in em- <br /> ploying the services of the City Engineer, Attorneys <br /> and other professional consultants in connection with <br /> the review of said sketch plan. However, the said de- <br /> posit may also be used to reimburse the City for the <br /> expense of employing the services of the City Engineer, <br /> Attorneys and other professional consultants in connect- <br /> ion with the review of the preliminary plat and final <br /> plat as prescribed in this chapter. If said Five <br /> Hundred Dollars ($500.00) is not sufficient to defray <br /> the above expenses, additional monies will be required <br /> prior to final action on the plat. <br /> <br />d) <br /> <br />The zoning officer shall distribute the copies of the <br />sketch plan to the appropriate individuals. He shall <br />also submit to the Planning Commission a report on the <br />relationship of the proposed land uses to those exist- <br />ing in the area, those indicated on the Comprehensive <br />Land Use Plan, and those provided for by existing <br />zoning ordinances and this code. <br /> <br />e) <br /> <br />The City Engineer shall submit a report to the Planning <br />Commission, which shall deal with drainage, traffic, <br />utilities, and other engineering matters pertinent to <br />the plan. <br /> <br />f) <br /> <br />The Planning Commission shall consider the sketch plan, <br />the zoning officer's report, the engineer's report, and <br />any other pertinent information which they may wish to <br />consider. The Planning Commission shall advise the sub- <br />divider of the extent to which the plan conforms to the <br />requirements of the community and the ability of the <br />City to provide essential services, and may discuss <br />possible modification necessary to secure approval of <br />the subdivision. <br /> <br />9~ <br /> <br /> <br />
