We offer the following comments: <br /> <br />General: The entire development site is 51.91 acres. The property proposed to be <br />developed in this phase is approximately 30 acres in size and is generally located on <br />Bunker Lake Blvd at Ramsey Blvd. The sketch plan represents the 3rd phase of Town <br />Center Gardens. The sketch plan is proposing 178 townhomes (11 eight-unit buildings, 13 <br />six-unit buildings, and 3 four-unit buildings) and 19 single-family lots for a total of 197 <br />new units. The townhomes will be subject to site plan review for all other aspects of the <br />proposed development, including but not limited to' architectural standards, .off-street <br />parking, setbacks, and landscaping. The results of the site plan review may impact the <br />actual number o.f townhomes to be developed on the property. <br /> <br />· Zoning: The property is currently zoned R-2 Medium Density Residential. The R-2 <br />Zoning District allows for townhomes up to 7 units per net acre. The City has received <br />an application for a Comprehensive Plan Amendment and rezoning for the southwestern <br />portion of the subject property (Zone A on the sketch plan). If approved, the <br />Comprehensive Plan Amendment to Mixed Use and rezoning to TC-4a would allow up to <br />10 units per acre in Zone A. It should also be noted that the combination of single-family <br />lots and townhomes in the northern portion of the Subject Property. will need to be <br />processed as a Planned Unit Development. <br /> <br />Density: The entire Town Center Gardens site is approximately 51. acres, including the <br />wetland. The area shown as Zone A on the sketch plan is 7.83 acres and has a net density <br />of 9.96 units per acre. As noted, the request for Comprehensive Plan Amendment and <br />rezoning on this portion of the plat would raise the eligible density in that area to 10 units <br /> <br /> <br />
