Sidewalks: City Code requires the installation sidewalks along one side of all non cul-de- <br /> sac public streets. Sidewalks will need to be shown on the preliminary plat~ <br /> <br />10. Trail Development and Trail Fees: Staff is recommending that a trail be constructed on <br /> the northern boundary of the plat (149th Ave NW) and the eastern boundary o~' the plat <br /> (Ramsey Bird). Staff will also recommend that the trail be connected at 149th Ave and~ <br /> Ramsey Bird through the Menkveld parcel, and that trail credit be given for this portion <br /> only. It should be noted that the Trail fee in effect at the time of final plat approval is <br /> what will be charged. <br /> <br />11. <br /> <br />Open Space: City Ordinances require that at least 40% of the development consist of <br />open space. Qualifying areas include grassed lawns, landscaped areas, gardens, natural <br />areas, landscape rock, mulch, wetlands, and ponding areas. At least 10% of the open <br />space must be shown as an easily identifiable common area for the use of the surrounding <br />residents. Please provide this information as part of the preliminary plat submittal. <br /> <br />12. <br /> <br />13. <br /> <br />Stormwater Manaaement Fee: 'The City has enacted a st0rmwater mm~agement fee; the <br />payment of this fee will be required prior to recording the plat. <br /> <br />Sewer and Water Trunk Fees: Sewer and water trunk fees will need to be.paid prior to <br />the release of the final plat for recording. It should be noted that the Trunk fees in effect <br />at the time of final plat approval is what will be charged. <br /> <br />14. <br /> <br />Tree Preservation Plan: A tree preservation plan was prepared for the entire site with the <br />first phase of Town Center Gardens. Staff will verify that the 3~d Addition complies with <br />the tree preservation plan already approved for the site. <br /> <br />15. <br /> <br />Density Transitionin,~: City Ordinances require a transition between higher density <br />developments and lower density developments. This development may require some type <br />of transitioning along the western edge (Zone B) of the development property. Acceptable <br />forms of transitioning include a landscape buffer or a reduction of density along the <br />perimeter of the development. This will be discussed in more detail at the preliminary <br />plat stage. <br /> <br />16. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from <br />other regulatory agencies. <br /> <br /> <br />
