Staff has reviewed the preliminary drainage and grading plans submitted
for the project and have the fbllowing comments:

· Streetscape plans are nearing approval for all of the Streets in Ramsey Town Center. Details of
the Streetscape plans include sidewalks spanning the width between back of curb and the property
line, planters, light poles, benches and irrigation. These plans should reflect the proposed
streetscape. This will require adjustment of the grades along the building at the property line.
* The proposed berm grades do not match into the spot elevations.

Further review o~' the plans will need to occur as part of the final site plan review process.

Access: The Ramsey Municipal Center will receive vehicular access fi'om'Civic Center Drive in the
rear of the site. Additional accesses are shown along Sapphire 'Street for City employees and access to
the garage for the Police Station. If the employee parking tot along Sapphire St. remains as part of the
project, the entrance, to the secured parking area on Sapphire Street should-be separated from the
employee parking lot entrance by 100 feet to minimize interference between evehicles accessing the
entrances.

The Planning Commission will be meeting at 7:00 p.m. on Thursday, December 2, 2004 at Ramsey
Fire Station, 15050 Armstrong Blvd., to review the proposed site plan.
