Tile Task Force noted that the latest plan given to the City from Town Center LLC no <br />longer shows a commercial area in the TC-3 portion of the Town Center. The Task <br />Force wanted to make sure that some type of colmnercial was allowed in the TC-3 <br />area (i.e. corner store), but was concerned about larger developments. Principal <br />t'lanner Trudgeon noted that the use charts contained in the zoning district draft <br />document will regulate what is allowed in the TC-3. In any case, Principal Planner <br />Tmdgeon noted that the LLC is no longer talking about having a heavy co~mnercial <br />use in tile center of the TC-3 District. <br /> <br />Loren Gordon brought up discussion regarding the commercial nodes being showing <br />oil the Town Center LLC's plan. There is one commercial node at the intersection of <br />County Highway 116 and Ramsey Blvd. and one at Armstrong Blvd. and Highway <br />116. Mr. Gordon mentioned that it will be tough to fit those commercial nodes into <br />one of the sub-districts. Mr. Gordon reco~ranended that a separate zoning sub-district <br />be created if the Task Force found the location of those commercial nodes acceptable. <br />The Task Force indicated that they would like to see a separate sub-district for these <br />areas, but also thought the commercial noes were too big and should be reduced in <br />size. <br /> <br />The Task Force also discussed on the need of a separate sub-district for the parks and <br />determined that it would be ok to have a separate district for the parks in case the City <br />wanted to allow for limited commercial (i.e. restaurants) in the park areas. <br /> <br />The Task Force discussed allowing taverns in the TC-3 district and decided that while <br />some taverns might be ok, others may not. After citing some examples of taverns and <br />nightclubs, the Task Force decided not to allow taverns in the TC-3 district. <br /> <br />Tile Task Force also decided that health clubs less than 2,500 square feet in the TC-1 <br />and TC-2 would be acceptable. <br /> <br />Principal Planner Trudgeon noted that staff will continue to meet with Ramsey Town <br />Center LLC and will bring these changes forward. Principal Planner Trudgeon will <br />continue to bring updates to the Town Center Task Force for their review. <br /> <br />Meeting adjourned. <br /> <br /> <br />
