Motion by Councilmember Kurak, seconded by Councilmember Anderson, to approve the site <br />plan for Alpine Meadows contingent upon compliance with City staff review letter dated April <br />26, 2002, the applicant working with the neighbors and staff regarding appropriate screening <br />measures along the southwestern boundary line, the applicant receiving final plat approval, and <br />the applicant entering into a Development Permit with the City, and exceeding City Code <br />requirements of planting 70 trees. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Kurak, and Anderson. Voting <br />No: Councilmembers Hendriksen, and Zimmerman. <br /> <br />Mayor Gamec recessed the regular meeting of the City Council at 9:35 p.m. <br /> <br />Mayor Gamec called the regular meeting of the City Council back to order at 9:40 p.m. <br /> <br />Case #6: <br /> <br />Request for Final Plat Approval of Sunfish Business Park; Case of City of <br />Ramsey <br /> <br />Community Development Director Frolik sated that the City has been in the process of platting <br />the new industrial park, Sunfish Business Park, located east of County Road #116 (Industry <br />Boulevard) and south of Sunwood Drive. The subject property is zoned Industrial and consists <br />of approximately 44 acres. The final plat is proposing to plat six commercial lots ranging in size <br />from 2.4 acres to 14.0 acres and two outlots. All of the proposed lots meet the one-acre <br />minimum lot size requirement and the 200-foot lot-width requirement established in the <br />Industrial District. The site will receive public access from Azurite Street. The construction of <br />Azurite Street has commenced and is targeted to be completed in June. Right of access is being <br />dedicated along County Road 116. Staff recommended that the City retain access rights along <br />County Road 57 in the event that Lot 1, Block 2, is further subdivided and access from County <br />Road 57 is needed. It was also be noted that several monitoring wells are located on Lot 1, <br />Block 2, and access to these monitoring wells may need to be derived from County Road 57. <br />The site will be serviced by municipal sewer and water facilities. A grading and drainage plan <br />will be reviewed as site plans for the development of the individual lots are received. Park <br />dedication and storm water management fees will be fulfilled as part of the Tax Increment <br />Financing agreement between the City of Ramsey and the developers of each lot. The City <br />Council reviewed and approved the preliminary plat on April 23, 2002. <br /> <br />Motion by Councilmember Hendriksen, seconded by Councilmember Zimmerman, to adopt <br />Resolution #02-05-111 granting final plat approval to Sunfish Business Park. <br /> <br />Motion carried.
