Primary access routes as currently planned will be via Magnesium <br />Street and 142nd from the south and east sides, and 144th Ave from the <br />West. While access road are proposed to continue to the north, these <br />would be dependent on future development. <br /> <br />The developer has expressed his intentions to request TIF financing to <br />assist with the proposed development costs. <br /> <br />A direct access route to the southwest would help to reduce the <br />projected traffic through the Hunter's Hill development particularly. <br />The reduction would likely be in the area of 500+ VPD. The access <br />route also would mitigate much of the impact during construction if <br />used as the designated haul route during the construction period for <br />this plat and Good Value's proposed deuelopment. <br /> <br />Recommendation: <br /> <br />Motion to: <br />Declare Council intent to proceed/not proceed with City acquisition <br />and construction of proposed southwest access road contingent on plat <br />approval. <br /> <br />Review Checklist: <br /> <br />Administrator X <br />Attorney X <br />Engineer X <br />Comm.
