Case # 10 <br /> <br /> Review Sketch Plan <br />CEDAR HILLS (WALLY ANDERSON) PROPOSED SUBDIVISION <br /> with RESPECT TO ROAD ACCESS <br /> <br /> By: Merland Otto <br /> <br />Background: <br /> <br />Mr. Wally Anderson is proposing a subdivision to be located on the 55 <br />acres east of Hunter's Hill Addition and northwest from Mr. Dick <br />Carson's proposed subdivision (Windemere Estates). The proposed plat <br />consists of approximately 136 single family lots proposed to be served <br />by sanitary sewer and municipal water. <br /> <br />For your information, the following items are enclosed: <br /> <br />a) Site location map & proposed right of way <br />b) Proposed subdivision <br />c) Generalized Map of the Good Value, Windemere Estates and Good <br /> Value Developments <br />d) General Transportation Plan <br /> <br />Observations: <br /> <br />On November 1, 1988, the Planning and Zoning Commission conducted a <br />public hearing regarding the preliminary plat of Cedar Hills. At that <br />hearing, several residents of Hunter's Hill expressed their concerns <br />about traffic impacts on local roads. Similar concerns, albeit to a <br />lesser extent, were raised regarding Windemere Estates during the <br />preliminary plat hearings. <br /> <br />The Planning and Zoning Commission tabled action on this plat until <br />such time that several other areas of concern were addressed. In the <br />interim, P&Z has requested that Council review the proposed <br />developments and indicate their intentions regarding assistance with <br />acquiring right of way and street development which would provide <br />direct access to the southwest corner of the plat from Co. 116. <br /> <br />The City Engineer discussed the possibility of Mr. Anderson's acquir- <br />ing land for road right of way early in this process. Mr. Wally <br />Anderson has indicated that they would be requesting City assistance <br />for this road development since it lies outside of the applicant's <br />property. <br /> <br />A third development by Good Value Homes is in the planning stages and <br />is expected to be submitted shortly for review. The three develop- <br />ments combined are to provide approximately 230 single family homes. <br />At the accepted standard of 10 vehicle trips per day per home, approx- <br />imately 2300 vehicle trips per day are projected. <br /> <br /> <br />
