REQUEST FOR MINOR SUBDIVISION; CASE OF HR. JOHN GOBERNATZ <br /> By: City Engineer Peter Raatlkka <br /> <br />CASE <br /> <br />Background: <br /> <br />On July 13, 1988, the Planning and Zoning Commission considered Mr. John <br />Gobernatz' request for a metes and bounds subdivision to split off a 1 acre <br />parcel from a 40 acre parcel located east of St. Francis Boulevard, <br />northeast of County Road No. 63. Access to the new lot would be from 177th <br />Avenue N.W. The Planning Commission recommended approval of the metes and <br />bounds subdivision provided it can be accomplished within City ordinances <br />and that the new lot be increased in size to 2.5 acres. The Commission <br />also requested that the legallity of 177th Avenue as a public road be <br />researched. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Proposed subdivision <br />c) Proposed resolution <br /> <br />Observations: <br /> <br />As a metes and bounds subdivision cannot be accomplished within City <br />Ordinances, the City Staff recommended that Mr. Gobernatz proceed with a <br />minor subdivision to split off a 2.5 acre parcel. <br /> <br />City Engineer Raatikka has researched 177th Avenue N.W. and found that <br />parcel 2100 (PIN 902-32-25-42-0001) is owned by the City of Ramsey and the <br />south 66 feet of parcel 2170 (PIN #02-32-25-13-0004) is a road easement. <br />The City of Ramsey has also maintained the street for over 16 years. <br />Therefore, 177th Avenue is a public road. It should be noted that the road <br />does not meet current City standards. Since the proposed Gobernatz plat <br />does not include any portion :of the 177th Avenue right-of-way, the <br />upgrading of the street should be accomplished under State Statute Chapter <br />429. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request for a minor subdivision. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Resolution f-'88-~ approving/denying Mr. John Gobernatz' request for <br />a minor subdivision. <br /> <br />Review Checklist: <br /> <br />Administrat or <br />At torn ey ~(. <br />Engineer ~, <br />Community Development Director ~ <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Other <br /> <br /> <br />
