~ Bequ_ est For ~inal Plat Approval Of Ram~ey Ridge: Case of Mr. Ms. Norris stated that Mr. Peterson could not be present a~d is requesting final plat approval of a minor subdivision, Ramsey Ridge, consisting of splitting a 20-acre parcel located on the east side of Variolite Street into b~o 10 acre l~roels. Ms. Norris stated that Mr. Peterson is p~oposing a oa~m~n access between the t~o parcels but the City may ~ant to request an ea.g~nent along the southern boundary for future access to the property to the east. Oot~ncLlme~ber C~x noted that this parcel and the t~o to the ~orth have very limited acoes; the paroel :inmediately north is heavily wooded and could be a fire safety hazard; the parcel north of that is in the beginning stages of platting; in the interest of good planning for the future, access and road alignments to the south and north should be reviewed. Motion by (]o~cilmember Cox ar~ seconded by Councilmember Pearson to adopt ~esolution ~87-46 approving the final plat of Ramsey Ridge contingent upon a 66' easement bein~ ?rovided between the two parcels and another 66' easement being provided fram the center division of the two parcels north to the boundary of the ~orthern parcel (Lot 1) in the easterly portion of that parcel to assure a sufficient amount of buildable property remaining. (Please refer to resolution file for Resolution ~87-46). Motion carried. Co~ncilm~muber Cox stated that the land was not dedicated for River's Bend ~.Lk.~; it was dedicated for any public use; park dedication was waived as result of t~t dedication of. l~nd. F~. Gocdrich stated that the City does need a copy of the River's Bend Pr .operties co .rporat/on agree~n~. Motion by Comcil~Der Sorteberg and seconded by Councilmemi~er Cox to adopt Resolution ~87-47 approving the final plat of River's Bend Plaza P.U.D. (Please r~er to resolutic~n file for Re sol ut i c~n ~87-47). Further Discussion: Co~ncil~mber Cox inquired if accesses will be provided to the property e~ of the P.U.D.
