Voting No: None. <br /> <br />Case #4: <br /> <br />Request to Rezone Property from R-IR Single Family Rural to R-1U Single <br />Family Urban Residential; Case of Oakwood Land Development <br /> <br />Community Development Director Frolik stated that Oakwood Land Development has submitted <br />an application to rezone Lot 1 and 2, Block 1, of Wildlife Sanctuary Addition from R-IR Single <br />Family Rural to R-l U Single Family Urban Residential. The rezoning would allow the applicant <br />to redevelop the property into single-family urban lots. Oakwood Land Development is <br />requesting that the City rezone approximately 31.66 acres from RI-R Single Family Rural to R- <br />1 U Single Family Urban. The rezoning would allow the property to be redeveloped into single- <br />family lots that will be serviced by municipal sewer and water services. The 2001 <br />Comprehensive Plan identifies this area for low-density residential development and low-density <br />development has been established at three units per acre. The applicant has submitted a <br />preliminary plat proposing to subdivide the subject property into 42 single-family lots. The net <br />density for the project area is 2.01 units per acre. The Planning Commission reviewed the <br />rezoning request and held a public hearing on May 2, 2002. Gene Gile, residing at 15710 St. <br />Francis Blvd., stated his understanding was that when Wildlife Sanctuary Addition was <br />originally platted in 1996, resubdivision restrictions were placed on the subject property. Staff <br />researched the issue and found that there was not any restrictions placed on the ability to further <br />subdivide the subject property. The Planning Commission recommended the City Council <br />approve the rezoning request. <br /> <br />Councilmember Hendriksen inquired if the road stubbed to the north was going to be a potential <br />through street. <br /> <br />Community Development Director Frolik replied yes. <br /> <br />Principal Engineer Olson explained that the stubbed street would connect to the road stubbed <br />[rom the Apple Ridge development. <br /> <br />Councilmember Hendriksen inquired as to how the property was developed. <br /> <br />Community Development Director Frolik explained that there are currently three single-family <br />lots. <br /> <br />Councilmember Hendriksen inquired ifthose existing buildings will be removed. <br /> <br />Community Development Director Frolik replied yes. <br /> <br />City Council/May 28, 2002 <br />Page 10 of25 <br />
