<br />. <br /> <br />Councilmember Kurak inquired as to the style ofhousiug that was being proposed. <br /> <br />Bill Pritchard, Orrin Thompson Homes, explained that there would be a combination of four, five <br />and six units. There will be two types of lots, a lookout lot and a slab on a grade lot. The prices <br />on the units will range from $180,000 to $220,000. He presented a color rendering of the <br />proposed units. <br /> <br />Councihnember Kurak inquired if the two styles will be intermingled through the development. <br /> <br />Mr. Pritchard replied yes. <br /> <br />Councilmember Anderson inquired ifthere would be overflow parking areas. <br /> <br />Mr. Peterson stated that they will have 10 separate parking nodes along the private drives. <br /> <br />Councilmember Anderson stated that it seemed that the Park Commission is opting for money <br />rather than land, but questioned ifthere are going to be enough small play areas. <br /> <br />Community Development Director Frolik replied that they are working towards a minimum of <br />common open area for the homeowners to develop as they see fit. <br /> <br />. <br /> <br />Council member Zimmerman stated that the proposed development is too dense and he would <br />like to have seen more single-family homes. <br /> <br />Principal Engineer Olson reviewed the tree preservation plan for the site, noting that there is not <br />many trees on the site. <br /> <br />Motion by Councilmember Kurak, seconded by Councilmember Anderson, to approve the <br />preliminary plat for Sunflower Ridge contingent upon approval of the rezoning to R-3 Urban <br />Residential and compliance with City staff review letter dated April 24, 2002, revision dated <br />May 23, 2002, and subject to the rezoning of the property, the finding of a positive outlet and <br />working with staff on the 100 foot corridor, the line being installed appropriately, and the <br />funding of those items acceptable to the City Council, and tree preservation plan. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, and Councilmembers Kurak, and Anderson. <br />Voting No: Councilmembers Hendriksen, and Zimmerman. <br /> <br />Case #10: <br /> <br />Request for Site Plan Approval of Sunflower Ridge; Case of Oakwood Land <br />Development, Inc. <br /> <br />Community Development Director Frolik stated that Oakwood Land Development has applied <br />for a site plan approval of a 126-unit townhome development. The property is generally located <br />west of T.H. #47 and north of Alpine Drive NW. The proposed townhome structures are a <br />. combination of standard and lookout grade units that will be finished with maintenance free <br /> <br />City Council/May 28, 2002 <br />Page 19 of 25 <br />
