<br />. <br /> <br />Community Development Director Frolik explained that there is a recommended list of trees that <br />do well in Ramsey soils. Until the new ordinance comes into effect the kinds of trees and what <br />size are worked out between the developer and the ParkslUtilities Supervisor. <br /> <br />Motion by Councilmember Kurak, seconded by Councilmember Anderson, to approve the site <br />plan for Sunflower Ridge contingent upon compliance with City staff review letter dated April <br />24,2002, revision dated May 23,2002, and subject to the rezoning of the property. <br /> <br />Further discussion: Principal Engineer Olson stated that they are currently analyzing the <br />capacity of the sewer lines for the development and requested that that motion be contingent <br />upon adequate temporary sewer line. <br /> <br />Motion was amended to be contingent upon adequate temporary sewer lines being installed. <br /> <br />Motion carried. Hendriksen and Zimmerman opposed. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, and Councilmembers Kurak, and Anderson. <br />Voting No: Councilmembers Hendriksen, and Zimmerman. <br /> <br />Case #8: <br /> <br />Request to Rezone Certain Property from B-1 Business and B-2 Business to <br />R-3 Urban Residential; Case of Oakwood Land Development, Inc. <br /> <br />. Community Development Director Frolik stated that Oakwood Land Development is requesting <br />a rezoning of propeliy proposed to be platted as Sunflower Ridge from B-1 Business and B-2 <br />Business to R-3 Urban Residential. The rezoning will facilitate development of the subject <br />property with multiple family dwelling units not to exceed a density of units per acre. The seven <br />property is approximately 18.6 acres in size. The property is currently zoned a combination of <br />B-1 and B-2 Business. The 2001 Comprehensive Plan designates the property for development <br />with low-density residential uses. The City Council recently approved an amendment to the <br />2001 Comprehensive Plan to reclassify the property for development with medium density <br />residential uses. Metropolitan Council approved the land use change from low to medium <br />density residential on April 11, 2002. The Applicant was requesting that the City now rezone the <br />property to R-3 Urban Residential in accordance with the approved Comprehensive Plan <br />Amendment. The Planning Commission conducted a public hearing on May 2, 2002. There <br />were no verbal or written comments regarding the proposed rezoning. The Planning <br />Commission recommended approval of the rezoning. <br /> <br />Motion by Mayor Gamec, seconded by Councilmember Kurak, to adopt Resolution #02-05-129 <br />adopting Findings of Fact # 0614 relating to a request from Oakwood Land Development to <br />rezone the proposed plat of Sunflower Ridge to R-3 Urban Residential. <br /> <br />Motion carried.
