Mr. Baxley stated they are partially aesthetic, and partially light-gathering. He indicated this <br />provides the ability to get filtered light deep into the building. He added that the building is also <br />designed to hold additional stories on the current single ,levels so these featUres are in preparation <br />for the expansion. <br /> <br />Commissioner Van Scoy asked what the reasoning was for why the building was pulled away <br />from the sidewalk. <br /> <br />Mr. Baxley stated the building meets the tot line in several places, and uses a.pedestrian sized <br />wall to continue that line. He' indicated the building curves to meet the diagonal street coming <br />off of City Park so the front door meets that road and creates a gateway to the building. <br /> <br />Commissioner Van Scoy stated he was a little hesitant. He indicated they went tl~rough a lot of <br />trouble setting up the standards with zero lot lines and it seems that none of the projects are <br />meeting those requirements. <br /> <br />Assistant Community Development Director Trudgeon indicated they thought a straight building <br />would feel like a very long, very close to the sidewalk building. He stated they only require that <br />60% of the building meet the lot line, and while they are not meeting it here with only 38%, they <br />felt this was a better design. <br /> <br />Mr. Baxley added that with creating a Municipal Building and trying to create a public space they <br />also felt curving the building was important. <br /> <br />Commissioner Brauer stated that he believes the public space increases the pedestrian <br />friendliness of the area that they are trying to create. <br /> <br />Commissioner Johnson asked about the discussion concerning the comer becoming a park-like <br />area. <br /> <br />Mr. Baxley stated the site plan shows some parking, and they will be trying to deal with the <br />mechanics and how to hide them, but will be hoping to have a small park-like setting on the <br />comer. <br /> <br />Commissioner Johnson stated that if they are having a park area on a very busy comer, and <br />possibly having young children coming there, it would be good to have something to slow them <br />down as they sprint toward the road. He indicated he thinks there is an opportunity to develop it <br />so it creates an attractive entrance as well, but they need to keep the business of the coraer in <br />mind. <br /> <br />Commissioner Brauer stated they talked about the architectural standards for the Town Center, <br />and one thing he likes about this is it sets a high standard.
