Chairperson Nixt indicated that without knowing h_ow the traffic flow will work with the <br />pharmacy after expansion, which has ali'eady been granted, he is uncomfortable approving the <br />request. <br /> <br />Commissioner Van Scoy asked if it would be possible'to expand the building in the other <br />direction, or if the parking spots on the west were able to be eliminated. <br /> <br />Mr. Voss indicated that with the gas amenity, this is the only direction they can expand. He <br />showed how the drive-tirol would shift with the expansion. <br /> <br />Chairperson Nixt stated he can envision the pharmacy drive-thru after expansion, but not how <br />they will combine t~vo drive-thrus. He asked if Staff has checked the parking numbers after <br />expansion to make sure there is en~ugh. <br /> <br />Mr. Voss indicated that by that time they will be well into future phases, with the idea of the area <br />being to have cross parking, so he is comfortable they will' be able to accommodate the <br />expansion. <br /> <br />Commissioner Brauer stated he is comfortable approving the drive-thru with the stipulation that <br />the applicant has to provide a site plan that addresses the Planning Commission's concerns or the <br />approval is meaningless. <br /> <br />Motion carried. Voting Yes: Commissioners Brauer, Jeffrey, Shepherd, and Van Scoy. Voting <br />No: Chairperson Nixt. Absent: Commissioners Johnson and Watson. <br /> <br />Motion by Commissioner Brauer, seconded by Commissioner Jeffrey to recommend that the City <br />Council approve the request for a Conditional Use Permit for a restaurant drive-thru feature, <br />based on the findings of fact, and adopt a resolution declaring terms of same. <br /> <br />Motion carried. Absent: Commissioners Jotmson and Watson. <br /> <br />Case #2: <br /> <br />Request for Site Plan Review of Commercial Development Phase '2, Pond <br />Building, Ramsey Town Center 3rd Addition; Case of Ramdance, LLC <br /> <br />Presentation <br /> <br />Assistant Communi~, Development DireCtor Trudgeon advised that this is a request for <br />preliminary site plan review for the Pond Building, Which includes a drive-thru window. He <br />stated the TC-2 District establishes a .5 l:'loor area ratio. He indicated at the time of final site plan <br />approval of Phase I the total area ot:' all buildings was 95,430 square feet. I-Ie stated the Pond <br />Building has been increased from 8,000 square feet to 9,200 square feet which brings the total <br />building area up to 96.650 square feet.
