We offer the following comments: General Site Information: The site is legally described as Outlot I, Ramsey Town Center, and is generally located east of Armstrong Blvd. N.W. and south of Sunwood Drive. The City recently approved a replat of the property to Lots 1 and 2, and Outlot A, Block 1, Ramsey Town Center 3rd Addition. The Pond Building is the 4th commercial building to be developed on Lot 1 and will be located in the southwest comer of the site,-adjacent to the pond. A Conditional Use Permit was granted during the Phase 1 review process for multiple main buildings on one lot. General Proposal Information: The site plan is proposing to construct a 9,200 square foot multi-tenant restaurant building. Zoning: The site is currently zoned TC-2 and general retail is a permitted use. Access: As noted in the site plan review for Phase 1, Lot 1 will have '2 accesses onto Sunwood Drive and 1 access onto Zeolite Street N.W. Building Height: The TC-2 District states buildings must be 1 -3 stories in height. The proposed structure is one story, and there~bre meets the height requirements. 21
