We offer the following comments: <br /> <br />General: The submitted major subdivision is proposing to plat a I0 acre parcel that is located <br />west of Potassium Street and south of 157th Lane. The sketch plan is showing the creation of 20 <br />detached townhouse units. <br /> <br />Zoning: The property is zoned R-1 Residential and is.located within the City's urban service <br />area. City Code permits platting urban lots that do not exceed 3 units per acre or 4 units per acre <br />through a Planned Unit Development (PUD). Townhouse units are-permitted through a PUD.. <br /> <br />Density: The sketch plan is proposing a density of 3.2 units per acre. <br /> <br />Lot Sizes/Dimensions/Setbacks: Staff will review the detached townhouse units based on <br />standards established in the R-2 District. The subdivision is required to submit a site plan as part <br />of the PUD process. A full review of lot.size, lot dimensions, and setbacks will be completed as <br />part of the site plan process. The site plan should comply with City Code standards, however this ' <br />is a PUD and deviations are permitted. <br /> <br />Tree Preservation Plan: The City Council has adopted a Tree Preservation Ordinance that <br />applies to your proposed plat. I have enclosed a copy of the ordinance, along with the general <br />requirements for preliminary plat submittal. <br /> <br />Wetlands: A portion of the property, is wetland. The City. will need to be provided a copy of the <br />wetland delineation report. Wetlands will need to be delineated on the preliminary, and final plat <br />and encumbered with a drainage and ~ttility easement. <br /> <br />37 <br /> <br /> <br />
