The overa.lidesign, drainage, and surfacing of the temporary <br />parking facility shall.be subject to the approval of the Zoning AdministratOr. <br /> <br />e. The model home or temporary real estate office may be permitted 0nly until all <br />the other 'lots in the subdivision haVe active building permits. Construction <br />trailers/field offices may be permitted until all buildings within the project have a <br />Certificate of Occupancy. <br /> <br />f. The applicant for a mode.! home may be required tc; submit a cash bond to <br />guarantee the conversio~t of the model home to living space in a timely manner if <br />alterations to the site have oCCurred such as the provision of paved parking, removal <br />of lighting, and similar Uses. Such conversion inclUdes, but is not limited to, the <br />provision of landscaping, tuff, restoration and the removal of parking lots, signage <br />and lighting. <br /> <br />g. At no time may a modelihome, temporary real estate office, or construction <br />trailer/field office be used .as k residence. <br /> <br />h. No residential Certificate of Occupancy shall be issued for a model home until <br />such time las the structure haslbeen fully converted to a residence. Such conversion <br />shall include but not be limited to parking lot restoration and the removal of signage <br />and lighting. <br /> <br />SECTION 2. SUMMARY <br /> <br />The following official summary of Ordinance/t05- has been approved by, the City Council of the City of <br />Ramsey as clearly infbrming the :public of the intent'--~and effect of the Ordinance. <br /> <br />It is the intent and effect of Ordinance #05~__ to amend Ramsey City Code Chapter 9 (Zoning and <br />Subdivision of Land), Section 9. l 1 (PerformanCe Standards) to add standards for model homes, temporary <br />real estate offices, and construction trailers/field offices. <br /> <br />SECTION 3. EFFECTIVE DATE <br /> <br />The effective date of this ordinance <br />Charter Section 5.07. <br /> <br />is thirty (30) days after its passage and publication, subject to City <br /> <br /> <br />
