Currently there are noiperformance standards in City Code for these types of
structures. Based on this increase in activity, staff is bringing forward proposed language to
establish standards for model homes, temporary sales offices, and construction trailers/field
ol'fices. She explained the proposed code amendment would establish minimum standards for
model homes, temporary sales offices, and construction trailers/field offices, including location
within the project site, length of time permitted on the site, and minimum parking
requirements. The Building Official: has reviewed the proposed amendments and is
recommending that model homes and tempOrary sales offices go through the building permit
process, because they are visited by the general public. The Planning Commission held a
public hearing and no public input has been received on the proposed ordinance.

Councihnember Elvig suggested language, be included to allow another review if these
buildings become a prolonged situation. 'He eXPlained his concern is of a developer keeping a
trailer located in a development with one home as a model. At some point in time he would
think the residents would want to shut that down.

City Council/December

14, 2004
