Dir. <br /> <br />Oakwood Land Development has applied for sketch plan approval to develop 1.65 urban serVice <br />single family residential lots on' the site of the-property generally knOWn as the St. Anthony Gun <br />Club. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch plan <br />c) City Staff review letter dated December.29, 2004 <br /> <br />Notification: <br /> <br />NO public hearing is required at the §ketch plan stage of a plat. However, the City Council <br />recently adopted a policy requiring not/fication of a proposed subdivision be Sent out to resident2- <br />with_in' 350 feet of the subject property during sketch plan submittal. Staff attempted to aotify <br />property owners Within 700 feet of the.subje, ct property,. <br /> <br />Observations: <br /> <br />Oakwood Land Development is proposing to create 165-urban s'ing, le-family lots on-102, acres <br />generally known as the St. Anthony Gun Club, located on ithe east side of Variolite Street. The <br />property is currently located in the R~ 1 Rural Reserve district and the minimum lot size is 10 <br />acres. Development of the property with urban services depends on the outcome of the current <br />Comprehensive Plan amendment being processed to consider extension of urban services to the <br />north of the current Metropolitan Urban Service Area .boundary. If the property is approved for <br />development with urban services, the net density allowed under R-1 is 3' units per acre. The <br />sketch plan reflects a gross density of.l.6 umts per acre; and a nel density-of 2.2 units per-acre <br />with wetlands factored out. All of the proposed lois appear to meet urban smgle-fami.ly <br />standards tbr lot width, size, and frontage on a public road. <br /> <br />There are substantial wetlands on the proposed plat that will need to be delineated and <br />encumbered with drainage and utility easements on the preliminau and final plats. The g-fading <br />and drainage plan will have to be ?evi~wed and approved by the Lower Rum R./ver Water <br />Management Organizalion (LRRW2vIO). The sketch plan also identifies fi/ling .36 acres of <br />wetlands lbr roads. The Wetland Conservation Act establishes a sequencing process for wetland <br />filling. The [_RRWMO is also responsible for administration of the Wetland Conservation Act. <br /> <br /> <br />
