Because the proposed development will disturb more than 80 acres of' naturally vegetated and <br />forested land, an environmentaJ review is required. Am Environmental Assessment Worksheet <br />(EAW) wili be required as a pm-t of the preliminary, plat submittal. The. prope~wy has been <br />documented to contain contamination from lead shot:'Tlie Cit?' has applied for a ~a. nt to clean up <br />the contamination, with the understanding that all non-~ant costs associated with the cleanup <br />will be .borne by the developer of the property. This site wil] need to have the Contamination <br />removed as a condition for the apprgval of this plat. <br /> <br />Current City Code requires densiv transitioning between 'the project area and adjacent rural size <br />lots. A Tree Prese~ation Plan will be required at the time of preliminary, plat review .and <br />approv.al. The Deyeioper has consuked with City Staff~ regarding the tree preservation plan and <br />some oak wilt coat.roi work on the site. <br /> <br />A traffic generation analysis will be required 'at the time of preliminary plat review. The sketch <br />plan proposes to provide public access from 3 entrances onto Variolite Street, which is <br />acceptable to the Engineenng Department. TraprOck Street is also proposed to be e,'ctended north <br />into the plat fl~om Traprock Commons to the south. At the time Traprock Commons was platted, <br />Traprock Street was ten-ninanted in a temporary, cul-de-sac with the inteni:fon of eventually <br />extending Traprock to se~we the prope,wy to the north. <br /> <br />The proposed plat will be reviewed for park dedication requi?ements by the. Park Commission at <br />their January, meeting. It is anticipated that at a minimum,, trail development will be required <br />parallel to Variolite ~om Alpine Drive to the northernmost boundary, of the plat. Another trail <br />segment will be required in an east/west direction through the plat to connect the trail system <br />between Eimcrest Park and Central Park. <br /> <br />Recommendation: <br /> <br />,ks the Planmng Commission is aware, the Comprehensive Plan amendment to' consider <br />ex'tension of urban services to the northern areas of the City is still in process. 15or that reason., <br />City Staff is of the opinion that it is premarare to make any recommendations on the proposed <br />plan for the gun club property, and recommends tabling any decisions on the sketch plan. <br /> <br />Commission Action: <br /> <br />Motion to table the request fbr subdivision sketch plan. approval from Oakwood Land <br />Development for the St. )mthony Gun Club property,. <br /> <br />Re'view Checklist: <br />City Engineer <br />Asst.
