Absent: Board Members Johnson and Watson. <br /> <br />PUBLIC HEARINGS/BOARD BUSINESS <br /> <br />Case/41: <br /> <br />Request for a Variance from Maximum Front Yard Setback Requirements; <br />Case of Ramdance LLC <br /> <br />Presentation <br /> <br />Assistant Community Development Director Trudgeon advised that Phase 1 of Ramdance's <br />development plan for Lot 1 included the Cobom's grocery store, the Comer Retail Building, and <br />the Gateway Retail Building. He stated the City has received the preliminary site plan for Phase <br />2 which consists of the development of the Pond Building, a multi-tenant restaurant facility that <br />backs up to the pond on the west side of the property. <br /> <br />Assistant Community Development Director Trudgeon indicated the subject property is zoned <br />TC-2 Town Center Commercial, which requires a minimum front yard setback of zero feet and a <br />maximum front yard setback of fifteen feet. He stated the Pond Building is proposed to be <br />located approximately 180 feet from the front property line. He indicated the development plan <br />for Phase I has always identified multiple buildings on Lot 1, two of which would not be placed <br />at the front property line. He stated in August, the Board of Adjustment granted the Applicant a <br />variance to develop the property with multiple buildings. He indicated on October 12 the City <br />approved the final site plan for Phase 1 of the development, and that site plan affirmed that there <br />would be a future Pond Building that would not be placed at the front property or at the street. <br /> <br />Assistant Community Development Director Trudgeon noted that the Planning Commission has <br />previously approved another variance for this lot for other buildings, and this is the fourth and <br />final building for the site. He indicated Staff recommends approval of the variance. <br /> <br />Public Input <br /> <br />The meeting was opened for public input. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Jeffrey to close the public hearing at <br />7:05 p.m. <br /> <br />Motion carried.
