Board Member Johnson introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #02-03-072 <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0604 RELATING TO A <br />REQUEST FOR A VARIANCE FROM LOT AREA REQUIREMENTS IN THE R-3 <br />URBAN RESIDENTIAL DISTRICT <br /> <br /> WHEREAS, Anoka County Community Action Program (ACCAP), hereinafter referred <br />to as "Applicant", has properly applied for a Board of Adjustment variance to the lot area <br />requirement established in Section 9.20.14 (R~3 Urban Residential District) of the Ramsey City <br />Code on the property generally located west of St. Francis Blvd. N.W. and south and east of <br />Sunwood Drive N.W., and legally described as follows: <br /> <br />That part of the Northeast Quarter of the Northwest Quarter of Section 25, <br />Township 32, Range 25, Anoka County, Minnesota, lying northerly and westerly <br />of a line 40.00 feet northerly and westerly of, and parallel to, the centerline of <br />Sunwood Drive and northerly of the following described line and its extensions: <br />Commencing at the intersection of centerline of State Trunk Highway No. 47 and <br />the south line of the Southeast Quarter of said Northwest Quarter; thence <br />northwesterly along said centerline a distance of 1083.00 feet; thence westerly <br />parallel to the south line of said Southeast Quarter of the Northwest Quarter to the <br />west line of said Southeast Quarter of the Northwest Quarter; thence northerly <br />along the west line of said Southeast Quarter of the Northwest Quarter and the <br />Northeast Quarter of the Northwest Quarter a distance of 757.00 feet to the actual <br />point of beginning of the line to be described; thence easterly parallel to the south <br />line of said southeast Quarter of the Northwest Quarter to the westerly right of way <br />line of State Trunk Highway No. 47 and said line there terminating. The centerline <br />of Sunwood Drive is described as follows: <br /> <br />Beginning at the Northeast comer of said Northeast Quarter of the Northwest <br />Quarter; thence North 90 degrees 00 minutes 00 seconds West, assumed bearing, <br />along the north line of said Northeast Quarter of the Northwest Quarter a distance <br />of 570.55 feet; thence westerly along a tangential curve concave to the south <br />having a radius of 656.16 feet, a central angel of 11 degrees 00 minutes 03 seconds <br />a distance of 125.98 feet; thence South 78 degrees, 59 minutes 56 seconds, tangent <br />to last said curve, a distance of 116.48 feet; thence southerly along a tangential <br />curve, concave to the East having a radius of 295.97 feet, a central angle of 90 <br />degrees 47 minutes 28 seconds a distance of 467.89 feet; thence South 11 degrees <br />47 minutes 32 seconds East, tangent to last said curve a distance of 164.54 feet; <br />thence southerly and westerly along a tangential curve concave to the west having <br />a radius of 295.27 feet, a central angle of 101 degrees 11 minutes 13 seconds, a <br />distance of 521.46 feet; thence South 89 degrees 23 minutes 42 seconds West, <br />tangent to last said curve a distance of 210.53 feet and said centerline there <br />terminating. <br /> <br /> <br />
