9. That one of the amendments will change the required front yard setback for townhouse units <br /> to 25 feet from the edge of the public right-of-way. <br /> <br />10. That the proposed variance, if approved, will comply with the new proposed codes governing <br /> front yard setbacks in townhome developments. <br /> <br />11. That the special conditions causing the undue hardship do not result from the actions of the <br /> Applicant. <br /> <br />12. That if granted, the variance will not grant the Applicant any special privilege that is denied <br /> to other owners of lands, structures or buildings in the same district. <br /> <br />13. That if granted, the variance will not be materially detrimental to the purposes of the Ramsey <br /> Zoning Chapter or other property in the R-3 Urban Residential District. <br /> <br />14.
