and is asking for some corrective action regarding the alignment of the trail. The development is <br />proposing to derive one access point onto 140th Avenue, which is acceptable to the City. The <br />Planning Commission recommended approval of the site plan. <br /> <br />Chris Bulow, Bulow, Inc., stated that they are proposing a nice architecturally designed building <br />that will be brick stucco with colored stone. He stated that the building will fit in very well with <br />the surrounding architecture. <br /> <br />Councilmember Kurak stated that they are in the process of updating Chapter 9 of City Code and <br />they have had some discussions as to what to do in regards to commercial uses along residential <br />uses. One suggestion has been the installation of a fence. She inquired if Mr. Bulow would be <br />willing to construct the fence between his property and the townhomes. <br /> <br />Mr. Bulow explained that he has had numerous discussions with the homeowners association and <br />the distance from the building to the townhomes will be 180 feet, which they would like to keep <br />as one open green area. <br /> <br />Councilmember Kurak stated that if the association does not have a problem with it then she <br />does not either. <br /> <br />Mr. Bulow noted that if the homeowner association would be more comfortable with a fence they <br />would be agreeable to that. <br /> <br />Councilmember Hendriksen inquired as to where the easements are on the property. <br /> <br />Principal Planner Trudgeon reviewed. <br /> <br />Councilmember Hendriksen inquired if all the drainage from the property will leave the site. <br /> <br />City Engineer Jankowski replied no, explaining that there will be two catch basins that will <br />collect all of the storm water. <br /> <br />Motion by Councilmember Kurak, seconded by Councilmember Hendriksen, to approve the <br />proposed site plan for the Mallard Ponds commercial building contingent upon compliance with <br />City staff'review letter dated September 27, 2002, revised October 18, 2002, grading plan review <br />letter dated October 16, 2002, and the applicant entering into a development permit with the City <br />of Ramsey. <br /> <br />Motion carried.
