Councilmember Zimmerman stated that he disagrees with staff on the single-family accesses
onto Alpine Drive because it is an MSA route and there is a policy to not allow for accesses onto
MSA roads. He stated that he was also concerned about the total density in the second phase.

Councilmember Hendriksen stated that he disagrees with placing the onus on the property owner
to work the issues out with the developer. He stated that he would like to hear from the other
neighbors because he does believe that citizens in this circumstance deserve consideration when
density around them has been increased.

Bernice Karst, 15325 Sunfish Lake Boulevard, stated that her concerns have to do with the
density and the traffic.

City Engineer Olson replied that staff would present a traffic study at the next Council meeting.

Motion by Mayor Gamec, seconded by Councilmember Hendriksen, to table action for further
information.

Further discussion: Councilmember Zimmerman inquired if they were going to see a sketch plan
for the second phase. Principal Planner Trudgeon inquired if the Council would like to see the
sketch plan as an exhibit at the next Council meeting. Councilmember Hendriksen
recommended that the developer put together a sketch of what they would do if the 16 units were
permitted and what they would do if the units are not permitted. Councilmember Anderson
stated that she would not vote for 16-unit buildings unless there is something wonderful about
them. Councilmember Hendriksen inquired if the Council wanted to see a sketch plan that
shows an alternative that does not include the 16-unit structures. Consensus of the Council was
yes. Mr. McGee stated that they will have color renderings of the 16-unit buildings as well as a
sketch plan with 16 units and without. Principal Planner Trudgeon noted that October 22',d is the
last opportunity the Council has to act on the issue unless the developer grants an extension.

Motion carried.
