We are also in receipt of a Grading, Drainage and <br />Erosion Controi Plan, and Utility Plan prepared by Plowe Engineering [nc dated December 30, <br />2004. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 6,264 ~quare ~bot multi-tenant two story office <br />facility for a total building area of 12,528 square feet on the property located at the comer of <br />14 lst Avenue and Azurite Street. The property is .92 acres in size (40,000 square feet). <br /> <br />Zoning: The site is currendy zoned E-1 Employment; offices are a permit-ted use in this zoning <br />district. <br /> <br />Lot Coverage: The site plan is proposing a 6,264 square foot building footprint on the subject <br />property, which equates to 16% building coverage. The proposed site plan does not exceed the <br />City's maximum lot coverage of 45%. <br /> <br />AccessorY Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: This site will be served by City water and sanitau facilities which are currently stubbed <br />to the property line fi'om 141st Avenue. The subject project is part of a Tax Increment Financing <br />project and therefore applicable sewer and water trur~k charges will be handled through the TIF <br />agreement. <br /> <br />Setbacks: City Code establishes a 35 i¥ont, 25 rear yard, a 25 foot side yard, and a 20 foot <br />parking/maneuvering area setback in the E-2 District.
