Bertola.s' & Pekula: Site Plan Review <br />January 28, 2005 . <br />Page 2 of 4 <br /> <br />Landscaping: City Code requires one (t) tree per every fifty (50) lineal feet ofsite'perimeter or <br />1,000 square feet of building coverage, whichever is greater, be planted throughout the site. A <br />portion of these trees should be installed along the public road frontage at a spacing no ~eater <br />than thirty-five (35) feet on center. City Code also requires that no less than 25% of the trees <br />planted be deciduous and no less than 25% coniferous. Furthermore, City Code requires that no <br />more than 25%. of the trees planted consist of ornamental trees. Also; for each ten (10) proposed <br />parking stalls, one (1) overstory tree shall be planted within, or immediately adjacent to, the <br />parking lot. In addition to the tree requirements, City Code ,also states that one (1) shrub per <br />every thirty (30) lineal feet of site perimeter or 300 square feet of building coverage, whichever is <br />greater, be planted. <br /> <br />The total lineal tbotage of the site's perimeter is 800 feet and there are fifty-one (51) proposed <br />parking stalls. This equates to a minimum requirement of tWenty-one (21) trees 'and twenty- <br />seven (27) shrubs. A minimum of eleven (11) trees should, be installed along Azurite St and <br />141st Ave to satisfy the public road frontage planting requirement. <br /> <br />The current landsc'aping plan includes thirty (.30) trees and forty-one (41) Shrubs. <br />plan satisfies the public road frontage planting requirements, the parking <br />requirements, and exceeds the minimum number of required trees and shrubs. <br /> <br />The current <br />lot planting <br /> <br />The sizes and species indicated in the species palette all meet the minimum standards specified in <br />City Code. However, Staff would prefer to see a few more native species. These would not need <br />to be additional plantings; they could simply replace some of the blue spruces and the spreading <br />yews, aeither of Which are native. Native species typically perform better than non-natives and <br />will also provide greater species diversity to the site. <br /> <br />A revised plan should be submitted. As Stated above, there should be a larger number of native <br />species included in the species palette. Also, the type of planting stock for the flowering <br />crabapple needs to be specified. The tree planting detail should note that the trees shall be <br />planted so that the first order roots (root flare) will be at ~ade level (additional top soil is often <br />added at the nursery; which can many times result in a tree being planted too deep) and that any <br />pruning should be only to the branch collar, aot flush with the bark. <br /> <br />Finally, there are a couple of points of concern regarding the general location of street trees. <br />First, no trees can be planted within the ~vision clearance triangle as defined in Section 9.11.01 <br />(General Requirements) Subd. 7 of City: Code. Additionally, no tree shall be planted within <br />fifteen (I5) feet of a hydrant. Both will require attention in the field when the trees are installed. <br />[1:' a conflict does exist, the spacing of the trees may need to be adjusted or a tree(s) may need to <br />be eliminated from the planting schedule. If the latter is necessary, the City must be informed of <br />the changes prior to any work being conducted. <br /> <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br />21 <br /> <br /> <br />
