The building elevation p~an indicates that the building <br />materials will consist of rock face concrete block with a glass front, which complies with City <br />Code, <br /> <br />The proposed building is a two level structure that is 27 feet in height. This complies with City <br />Code. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. Th.e site plan should be revised to indicate where the <br />refuse receptacles will be stored. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking space for each 300 square <br />feet of floor area. The site plan is subject to 42 parking stalls (12,528 / 300) and the site plan is <br />showing 51 parking stalls. <br /> <br />Off Street Parking- Design: In accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of ali pavement will be finished with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: Runoff from this proposed development is directed overland to two <br />catch basins which are located in the southeast and southwest comers of the property. These <br />catch basins discharge into the storm sewer pipe in 141st street and Basalt street prior to <br />discharging into a regional pond located southwest of the intersection o£ Basalt Street and <br />CR116. This plan is acceptable subject to the following comments: <br /> <br />The concrete cross gutter section illustrated on the submitted plan should be replaced <br />with the city's standard derail STR-2. <br />The storm sewer connection from the subject property into the city storm sewer crosses <br />onto the adjacent property to the west. There is no easement which allows this storm <br />sewer across this property. An easement must be obtained from this adjacent property <br />owner, if ~his connection is to occur in the manner proposed. <br /> <br />3. As stated in the note on sheet C-1 of the plans, permission must be obtained from the <br /> adjacent property owner [o the west to facilitate the necessary grading which will need to <br /> occur west of rt~e west property line. <br />4. Drainage calculations will need to be submitted to confirm that adequate capacity is <br /> available in the storm sewer and in the regional pond to accommodate the direct <br /> discharge of storm water fi'om this site. <br />5. A permit will need to be. obtained from the Lower Rum River Water Management <br /> Organization. <br /> <br />22 <br /> <br /> <br />
