We are also in receipt of a Landscape Plan, Grading, Drainage and <br />Erosion Control Plan, and Utility Plan prepared by Hakanson Anderson dated January 4, 2005: <br />We offer the ~bllowing comments: ' <br /> <br />General: The site plan'is proposing to develop a 6,000 square foot banking facility on Lot 1, <br />Block 4, kivenwick Village. The property is 2 acres in size (87,142 square fee~). <br /> <br />Zoning: The site is currently zoned B-2~Highway Business; Banks-are a permitted use in this <br />zoning district. ' <br /> <br />Temporary Modular Structure: On September 21, 2004, Village Bank received an interim use <br />permit to install a temporary office structure on the subject .property until such time that the <br />permanent banking facility is conStructed. The interim use permit expires on December 31, 2005, <br />however staff will be recommending that ~he City Council require the removal of the temporary <br />structure within 30 days of receipt of Certificate of Occupancy for the permanent facility. <br /> <br />Lot Coverage: The site plan is proposing a 6,000 square foot building on the subject property, <br />which equates to 7% building coverage. The proposed site plan does not exceed the City's <br />maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accegsory to the <br />principal use are permitted, but such use shall not exceed 30% of the gTOSS floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: The [emporary banking facility located on this site is currently cormected to City water <br />and sewer services. The sire plan proposes constructing the eastern portion of the bank building <br /> <br /> <br />
