It is recommended that the watermain be rerouted to <br />avoid this condition. The City will not be responsible for maintaining any portion of the <br />watermain outside the right ol:~ way of Riverdale Drive. <br /> <br />The following language was included in the interim use permit agreement: <br /> That the Permittee will be required to pay sewer and water trz~nk charges in the amount <br /> of $20,574 at time of building permit issuance for the temporary structure due to the need <br /> to extend sewer and water to the Subject Property for the operation of the temporary <br /> structure. At time of site plan approval and issuance of building permit for the permanent <br /> banking facility sewer and water trunk charges will be considered satisfied as Part of the <br /> execzaion of this [nterim Use Permit and therefore will not be collected at tt'me' of site <br /> plan approval for the permanent banking facility. <br /> <br />Setbacks: City Code establishes a 35 foot front and rear yard and a 10 foot side yard setback in <br />the B-2 District. The site plan is not showing the ,required se.t. backs and will aeed to be revised <br />accordinely. However, it appears that the building is located approximately 100 feet from <br />Riverdale Drive (front yard), 50 feet from the rear property line, and 32 and 130 feet from the <br />side yard. The site plan complies with City standards. <br /> <br />City Code also established a 20 foot parking/maneuvering area from all public streets. The site <br />plan appears to meet this requirement. _Again. the required setback should be indicated on the site <br />plan. <br /> <br />Landscaping: City Code requires one (t) tree per every fifty (50) lineal feet of site perimeter or <br />1,000 square feet of building coverage, whichever is greater, be planted throughout the site. A <br />portion of these trees should be installed a£ong the public road frontage at a spacing no greater <br />than thirty-five (35) feet on center. City Code also requii'es that no less than 25% of the trees <br />planted be deciduous and no less than 25% coniferous. Furthermore, City Code requires that no <br />more than 25% of the trees planted consist of ornm-nental trees. Also, for each ten (10) parking <br />stalls, one (l) overstory tree shall be planted within, or immediately adjacent to, the parking lot. <br />in addition to the tree requirements, City Code also states that one (1) shrub per every thirty (30) <br />lineal feet of site perimeter or 300 square feet of building coverage, whichever is g-rearer, be <br />planted. <br /> <br />The total lineal footage of the site's perimeter is approximately 1,260 feet and there are forty.- <br />seven (47) proposed parking stalls. This equates to a minimum requirement of thirty (30) trees <br />and forty-two (42) shrubs. A minimum of seventeen (17) trees should be installed along <br />Riverdale Drive and Highway 10 to satisfy the public road l'rontage planting requirement. <br /> <br />The current landscaping plan includes thirty-two (32) trees and forty-four (44) shrubs. The <br />current plan exceeds the minimum number of required trees and sl~rubs. The public road <br />frontage planting requirements are not being met along Highway 10. t-Iowever, due to the <br />location ,of the overlxead power lines, the combination o£the evergreens along the northern <br /> <br /> <br />
