The site plan proposes to develop 152 multi-family housing units. We offer the <br />~bllowing comments: <br /> <br />General: The sketch plan is proposing to develop 12' acres with 152 townhome units, The <br />subject property is located south of BUnker Lake Blvd., north of East Ramsey Parkway, on both' <br />sides of P~inestone Street. The site ptan shows 108'2-story townhomes in'20 separate buildings <br />44 back to back 2-story townhomes in 7 separate buildings. <br /> <br />Zgning/Density: The project area is ;located in the TC-4 Neighborhood DiStrict, which is <br />intended to include a full range of housing types. The majority of the project area is in the Town <br />Center 4b Sub-District (TC-4b), which allows for residential uses at a net density of up to <br />units per acre. The sketch plan shows that the gross density is at 12.6 units per acre; net density <br />will have to shown on the preliminary site plan and plat. Townhomes are a permitted use in this <br />district. <br /> <br />Public/Private Streets. The plat shows a combination of public and private streets. The <br />preliminary site and sketch plan must Verify that all public streets are at least 32 feet wide in <br />accordance with City street standards. The private street widths must be at least 24 feet wide and <br />provide adequate clearance Ibr emergency vehicle access.. The sketch plan appears to be <br />incorporating some sort of landscaped median on the first east/west public road south of Blinker <br />Lake Blvd. and west of Rhinestone Street. This street needs to con~:brm to the public street <br />standards. The north/south street on the west plat boundary needs an improved turn-around at the <br />northerly terminus. <br /> <br /> <br />
