The compliment of trees !fulfilling the landscaping requirements shall 'not be less
than 25% deciduous or less than 25% coniferous. Furthermore, no more than 25% of canopy
cover requirement shall be fulfilled with ~the use of shrubs and/or ornamental trees.

The Ramsey Tree Book should be referenced: to determine acceptable/preferred species that are
suitable for use in this area. The Ram~ey Tree Book also includes the average canopy cover
square ibotage for all of the species within' it. For reference, the formula used to compute the
average canopy cover ora species is as fOLlows:'

(((min. + max spread) / 4)2) * ~ (pi) * (0.65 for preferred or 0.5 for acceptable speeies)

All numbers used in calculating the Planting requirements must be submitted with the
landscaping plan.

Ground Cover/Irrigatiqn: The development is required to establish sod in all areas not.
improved with structures or pavement. An irrigation system will need tO be provided throughout
the development where sodded and landscaped areas will be established. Any irrigation systems
will need to be reviewed and approved by the City Engineer.

Trails and Sidewalks: The sketch plan shows a trail along Bunker Lake Blvd. This trail should
be [ocated outside the right-of-way in a trail-easement.. There should be sidewalk connections
from the townhome units adjacent to Bu, nker Lake Blvd. to the trail. Sidewalks are appropriately
shown adjacent to all public streets. Sidewalk connections are also required for all row
tonwhome units that do not front on public streets.

Park Dedication: Per the Master Development Agreement, the City and the Master Developer
have negotiated a Park and Trail Dedication Agreement. In accordance with the Park and Trail
Dedication Agreement, there are no park dedication or trail development fees owed on this
Ramsey Town Center 7th Addition.

P,cket Parks arid Private Green Spa~ze: The Town Center Development Review Guidelines
encourage the integration of private courtyards and pocket parks within the TC-4.Neighborhood
District. These small case greens provide important breathing space, contribute to stormwater
management, and otter additional recreational amenities to serve the building tenants. The
preliminary plans should include useable, open.areas.

Mailbox Location: The placement of mailboXes for the townhome units should be located along
the private streets when possible.
