The site plan proposes to develop 113 single-family 'lots and 76 <br />townttomes. We offer the following comments: <br /> <br />General: The sketch plan is proposing:to develop about 46 acres with a total of 189 units. The- <br />subject property is located north of Bunker Lake Blvd and east of Armstrong Blvd. The sketch <br />plan. shows [ 13 single-family lots. and 76 two,story town.homes. <br /> <br />Zonine/Densitv: The project area is located in the TC'4a Neighborhood Sub-District, which is <br />intended to include a full range of housing types. This Sub-District allows, for residential uses at. <br />a net density of up to l0 units per area. The sketch plan shows that the gross density (including <br />green space) is 4.1_ units per acre; net density must be shown on the preliminary site plan and <br />piat. <br /> <br />The pr3ject area is shown in the Comprehensive Plan as a combination of Low Density <br />Residential and Medium Density Residential.-The remainder of the Town Center site is <br />designated as Mixed Use. A Comprehensive Plan Amendment will need to be processed to <br />change the subject property's land use designation to Mixed Use; this application should <br />accompany the preliminary plat. <br /> <br />City Code also requires density transitiOn between the proposed devetop~nent and the existing <br />single-t5mily lots to the north and eaSt. Tiffs will be reviewed in detail at the preliminary plat <br />stage. <br /> <br />Public/Private Streets and Access: The Plat shows a combination of public and private streets. <br />The preliminary site and sketch plan must verify that all public streets are at least 32 feet wide in <br /> <br />51 <br /> <br /> <br />
