is for the transit station, we are only requesting site plan approval for a canopied <br />sheltered waiting area adjacent to Civic Center Drive, The concept plan for the <br />parking facility also includes provision for a future skyway connection across <br />Civic .Center Drive to the future Transit Station. We are not seeking approval for <br />the skyway connection with this application. <br /> <br />The parking facility will maintain a 20' separation from the future retail to the <br />north and 10' setback from the future service drive and the wester!y property line <br />(at full build out). The stairtower on the south side of the facility abuts the <br />property line and the foundation for the stairtower will encroach into the right-oF <br />way approximately 3 feet. This encroachment will not impact the street/sidewalk <br />system. <br /> <br />Building <br /> <br />The structure .is designed to be constructed in two phases. The first phase will be <br />4 levels 630 stalls. The second phase will be a 4 level horizontal additior~ which <br />allows the existing facility to remain open during construction. The full build out of <br />the facility will provide 840 parking stalls. The first phase will have 200 parking <br />stalls designated for park & ride use. The second phase will add an additional <br />200 parking stalls for park & ride use. <br /> <br />The highest elements of the building are the stair/elevator towers which are 60' in <br />height. The main parking structure is 55' in height to the top of screening. <br /> <br />The general character of the building is meant to be more traditional in <br />appearance than modern, reminiscent of older warehouse buildings; "a <br />warehouse for storing cars". Precast concrete infill panels will be placed <br />between the columns. Both the columns and panels will have significant depth, <br />and therefore will provide shadow lines throughout the parking structure to avoid <br />the flatness that often is present with parking facilities. Cultured stone will be <br />used for the first level of the building in the pedestrian areas. The primary <br />pedestrian areas are the east and south sides. The east side abuts the City Hall <br />site. The materials are compatible with the City Hall, but do not duplicate them. <br />A pedestrian canopy runs the length of the building along the east side and <br />defines a spine between Sunwood and Civic Center Drive, continuing with the <br />future bridge to the station platform. The canopy is constructed of exposed steel <br />with a galvanized steel roof, suspended with cables from thedeck columns. The <br />pedestrian canopy continues around the corner to Civic Center Drive and covers <br />passengers as they depart the afternoon bus. The stair towers are <br />predominantly glass, both for visible safety of the users and to create <br />recognizable landmarks for the facility and Town Center. 'The main stair/elevator <br />tower will be particularly visible from Highway 10, and is designed to be a <br />regional identity for the facility, City Hall and Town Center in general. <br /> <br />62 <br /> <br /> <br />
