The prop0sed!sketeh plan consists of one sheet prepared by Hakanson <br />Anderson dated January 11, 2005. 'We :offer the following comments: <br /> <br />General and Zoning. The subject property is located east of Trunk Highway #47, west of <br />~Xkimo Street, and south of 143ra Laixe. The sketch plan is proposing to plat one 1.45 acre <br />buildable lot. The property is currently Zoned B-1 BUSiness and is located within the Scenic River <br />Overlay District. <br /> <br /> Title Page. The title page should be r~viSed to indicate signature lines for both the City Clerk <br /> and Mayor. <br /> <br /> Drainage and Utility Easements~ Drmnage and utility easements need to be provided along the <br /> entire perimeter of Lot 1. The fmal plat should:be revised acdordingly. <br /> <br />Lot Sizes and Dimensions. The buildable lot exceeds the 1/2 acre minimum lot size for <br />commercial lots in the B~I Business D/strict with City-.sewer and water.' The proposed lot also <br />exceeds the minimum lot width of 100 feet and lot depth of 150 feet. <br /> <br />Access to Trunk Highway #47. No. access is PrOposed from this development to Trunk <br />Highway #47. The final plat is showing dedieati°n of right-or-'acceSs along Trunk Highway #47. <br /> <br />Grading and Drainage. Grading 'and drainage Plans' will be required at the time of site plan <br />review for the development of Lot 1. <br /> <br /> <br />
