Park Dedication. As a result of a prior agreement with respect to River's Bend Park and the <br />Rum River Bridge Corridor, this Particular area has been exempted' from any park dedication <br />requirements. <br /> <br />Pedestrian Trail. 'A bituminom trail will: need to be constructed as part 'of the development of <br />Lot 1. The 10 foot bituminous .trail stm~ 11 be located on Outlots A, B, and C of Rivers Bend Plaza <br />2nd Addition and shall o~xtend fr°m the Holiday gas station property on the north to Lot 1, Block <br />1, Rivers Bend Plaza 2na Addition °n the south. The City will need to receive a separate <br />recordable trail easement of sufficient, width to accommodate 'the required trail in accordance <br />with the standard trail sections without th6 use of retaining walls through the above properties. <br />Prior to release of the building permit for the proposed office complex, the trail easement must <br />be recorded at Anoka County. The applicant will be compensated for the portion of the trail <br />located outside of the pr°posed Lot 1, Block 1. - <br /> <br />Trail Fees. The City's 2005 trail: fee .is $1}090 per acre. The plat is subject to $1,580.00 in trail <br />fees. It should be noted that the rate in; effect at time of final plat approval will be collected. The <br />Development Agreement will address trail ConStruction reimbursement for the portion of the trail <br />that is located outside of the plat boundary line. <br /> <br />Sewer and Water Trunk Charges. Sewer and water trunk charges were satisfied through a <br />previous development agreement. <br /> <br />Stormwater Management Fee. The City's 2005 Stormwater management fee is $3,835 per <br />Commercial acre.
