CASE # 6 <br />REQUEST'FOR SITE PLANREVIEW OF RAMSEY OFFICE PARK; <br />CASI~ oF STEVEN FELDMAN <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Steve Feldman submitted a site plan for the development of a multi-tenant office facility on the <br />property located soutkof 143rd Avenue, west of Xkimo Street, and east of State Highway #47 <br />(located immediately adjacent to the Old Amoco Station). <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map ' <br />Site plan : <br />Planning Commission meeting minutes dated December 2, 2004 <br />City Staff review letter dated February 4, 2005 <br />Development Permit <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. Residents within 700 feet were notified of the sketch <br />plan and site plan request. A land Use sign was also erected on the subject property. <br /> <br />Observations: <br /> <br />Steve Feldman is proposing to construct a 12,000 square foot office facility on Lot 1, Block 1, in <br />the proposed Ramsey Office Park subdivision. The subject property is 1.45 acres in size and is <br />zoned B- 1 Business. <br /> <br />The subject property is located within the Scenic Overlay District and subject to 30% impervious <br />coverage restriction (includes building and paVement). The site plan is proposing 49% building <br />and pavement coverage. A variance was granted by the Board of Adjustment on January 6, 2005 <br />allowing a maximum of 55% impervious surface. <br /> <br />In 1980 the City agreed to allow any development that occurred on the subject property to deviate <br />from all setbacks and lot sizes .by 25%. The site plan meets front, side, rear yard, and <br />parking/maneuvering area setbacks established in the B,1 District. <br /> <br />The site plan is required to provide 40 parking stalls and 53 are shown. Exterior materials will <br />consist of brick and the Structure will not exceed 35 feet in height. <br /> <br />The landscaping plan is acceptable. <br /> <br />The site plan is proposing to gain access from Xkimo Street, which is acceptable. <br /> <br />The Planning Commission reviewed the proposed site plan on December 2, 2004. A few area <br />residents stated their concern regarding development on this site due to additional traffic on <br />Xkimo Street. <br /> <br /> <br />
