We are also in receipt of a Grading, Drainage, and Erosion Control Plan <br />prepared by Hakanson Anderson Associates 'Inc. We offer the following comments: <br /> <br />General: The site plan is propOsing to develop a multi-tenant office building on the proposed Lot 1, <br />Block 1, Ramsey Office Park. The' site :is generally located east of Trunk Highway #47, west of Xkimo <br />Street, and south of 143Ya Avenue, It .Should be :noted that the site plan shows a concept design for <br />future development on Outlot A in the:proPosed Ramsey Office Park; staff will reServe the right to <br />review and comment on the future phase until a formal site plan application has been submitted to the <br />City. ~ <br /> <br />Zoning: The site is currently zoned B~I Business; office buildings are a permitted uSe in this zoning <br />district. <br /> <br />Lot Coverage: The site plan is propOsing to construct a 12,000-square-foot multi-tenant office <br />building on a 1.45 acre (63,327-square feet) lot, for a lot coverage of 49%. The subject property is <br />located within the Scenic River OVerlay District; impervious surface (includes building and pavement) <br /> ~ 0 <br />is limited to _~0 ~0. The Board of Adjustment granted a variance on January 6, 2005, allowing up to 55% <br />building and impervious coverage. Staff received verbal comments that the DNR will certify the <br />variance. ~ <br /> <br />Utilities: The t'acilitv will be served by Ciw:sewer and water serVices. <br /> <br /> <br />
