The City 'dOes have COmmercial lighting standards in the event outdoor <br />lighting is desired; the fixtUres and spec~ are subject to the appi'oval of the City Engineer. <br /> <br />Drainage and Grading: Runoff from this site is propos.ed to be collected through over 'land flow and <br />storm sewer, and discharged into a 42 inch storm sewer, which is located along the west curb line of <br />Xkimo Street. Discharge from this storm sewer is treated in a water quality pond located in Rivers <br />Bend Park prior to discharge into the RUm RiVer. <br /> <br />A permit for this development Will be reqUired from the Lower Rum River Water management <br />Organization. <br /> <br />Access: Access to this development is being pr0Posed at a point approximately' 280 feet south of 143~d <br />Avenue. Access at this location is acceptable;to the City.. <br /> <br />It should be noted that the site plan includes a future phase of development located just north of the <br />subject property. ·Although this future: development is not being officially reviewed as part of this <br />application, it should be mentioned that the access for this northerly future parcel is proposed to be 80 <br />feet south of 143~a Ave. The proposed access is in close proximity to 14? Avenue and therefore is not <br />acceptable. For these two parcels, the :second access point should be located directly opposite 143rd <br />Avenue. <br /> <br />No access is proposed onto Trunk Highway #47. Right-of-access to Trunk HighWay. #47 is being <br />dedicated to the State of~Minnesota along the west. em boundary of the subject property as part of the <br />platting process. <br /> <br />Storm Water Management Feel The City has'enacted a Stormwater Management Fee and the current <br />rate is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial acre. The <br />amount of Stormwater Management Fee due on the 1.45-acre parcel is Five Thousand Four Hundred <br />Twenty Four Dollars ($5,424.00). The rate. in effect at time of final site plan approval will be charged. <br />A cash payment will be required prior to the City issuing a Building Permit. <br /> <br />REU Number: The site Plan is proposing 49% impervious area coverage for the 1.45 acre parcel. This <br />site would have a Residential Equivalent Unit (REU) of 3.9 for the purpose of determining the <br />quarterly storm water utility charge: <br /> <br />The City Council will be meeting at 7;00 p.m. on Tuesday, February 8, 2005 at Ramsey Fire Station, <br />15050 Armstrong Blvd., to review the .:proposed site plan.
