iCITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br /> FELCO PROPERTIES <br /> <br />On February 8, 2005, Site Plan .approVal .was granted by the City of Ramsey ("City") to FelCo <br />Properties ("Permittee"), whose address is 847 141st AvenUe NW, AndoVer, MN 55304, to construct a <br />12,000 square foot office multi-tenant facility ("Structure") on the property which is legally described <br />as follows: : <br /> <br /> That part of Outlot A, River's Bend 3rd Addition, Anoka CoUnty, Minnesota lying southerly of <br /> the fo[lowing deschbed line and its extensiOns: <br /> <br /> Commencing at the Southwost Corner:of said Outlot A; thence on an assumed, bearing of north <br /> 19 degrees 10 mimites 05 seconds west, along the west line of said Outlot A, a distance of <br /> 205.21 feet to the point of beginning of the line. to be described; thence north 67 degrees 21 <br /> minutes 17 seconds east a distance of 332.59 feet to the east line 9f said Outlot A and said <br /> described line there terminating. :. <br /> <br /> -or upon recording- <br /> <br /> Lot 1, Block 1, Ramsey Office park, Anoka County, Minnesota <br /> <br /> the ("Site"). <br /> <br />This approval is issued pursuant to §9.03:06 of the City Code. The conditions of this approval are as <br />follows: <br /> <br />e <br /> <br />STRUCTURE. All building plans must be prepared and Certified by a registered engineer or <br />architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed-on the Site as shown on the <br />Site Plan submittal preparedby EM Branstrom Associates Architects, Inc. dated December 28, <br />2004. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordarice with the specifications and location as shown on the <br />Site Plan. The Required Improvements are as follows: <br /> <br />Site grading in accordance with-the Grading Plan prepared by Hakanson Anderson dated <br />November 1, 2004, revised December 29, 2004. <br />Installation of concrete and bituminous driveways and parking lot. <br />Installation of storm sewer, sanitarY sewer, watermain, and appurtenances. <br />Installation of B-6/12 continuous concrete curbing around the perimeter of all concrete <br />and/or bituminous surfaces. <br /> <br /> <br />
